We are looking to hire a dynamic, highly motivated Community Manager to work for a 64-Unit active adult community in Jefferson GA.
The ideal candidate will independently manage the overall operations of the community and have previous LIHTC (Tax Credit) experience.
We are seeking someone that will provide extraordinary service to prospects, residents, and visitors.

Active Adult communities throughout the Atlanta submarket with just over 2,400 units currently in our portfolio and another 726 currently under development.

Role and
Responsibilities:
The Community Manager's primary responsibility is to organize, direct and manage the day-to-day operations of the apartment community to include:
Must be highly solution based and relationship driven, by finding a win win solution for all parties involved.
Providing leadership, motivation and consistent direction to the on-site staff.
Represent a good role model by demonstrating honesty, moral integrity, and ethical conduct.
Coordinate and facilitate all leasing, administrative, vendor and contractor duties.
Supervise maintenance, resident services, leasing activities, and vacant unit conditions to insure adherence to the guidelines of OneStreet Residential.
Maintaining the entire community at the highest level of excellence to offer our residents and team members an amazing experience.
Adhere to all collection policies and procedures and read and adhere to the policies and procedures set forth in the OneStreet Residential Policy manuals (online SOP) to enhance income and control expenses within the budget guidelines.
Other tasks and responsibilities as required.
Required Qualifications:
High school diploma or equivalent (college or equivalent courses in sales, marketing, real estate management or business, Certified Apartment Manager or accredited property manager, IREM courses preferred).
Valid driver's license and automobile insurance.

years of leasing, sales or hospitality experience.
2
years of residential property management experience and/or training.
Working knowledge of all financial aspects of apartment management, bookkeeping and cost control, physical asset, local and state laws pertaining to apartment management, marketing, sales and leasing.
Qualifications:
Tax Credit (LIHTC) experience (highly preferred) Experience working with active adults.
(Highly preferred) Leadership experience Excellent verbal, written and interpersonal communication skills.
Strong problem-solving conflict resolution skills.
Positive attitude, dependable, honest, and eager to learn.
Ability to work independently and excellent time management skills.
Ability to multi-task in a fast-paced environment.
Must be able to travel locally.
Experience working in an environment with diverse cultures, multiple perspectives, and competing needs.
Technology
Experience:
OneSite or other property management software.
Proficient Microsoft Office skills to include Word, Excel, Outlook.
Physical Requirements:
This position often involves a great deal of walking and standing, bending, stretching, and use of stairs.
Other physical requirements include regular sitting and using office equipment, including telephones and computers and may also require some light lifting.
The position may also involve some repetitive motions of the hands, wrists, and elbows.
This position is normally performed in an indoor or office work environment, which does not subject the associate to the elements but does require occasional time spent in outdoor environments.
The noise level in the work environment is usually moderately quiet.
